Electric Water Heater Repair in Lake Stevens, WA

An electric water heater that stops heating is usually failing at one of three points: a burned-out heating element, a bad thermostat, or a tripped safety limit. Each is a straightforward repair for a licensed technician, provided the tank is not leaking.

Turn the power off first

Electric water heaters run on 240-volt circuits. Switch the breaker off before checking anything, and leave element, thermostat and wiring work to a licensed professional.

Signs your electric water heater needs repair

  • There is no hot water at all.

The upper heating element, an upper thermostat or the high-limit safety switch is the usual suspect.

  • Hot water runs out after a few minutes.

A failed lower element, sediment or a broken dip tube shrinks the usable hot water in the tank.

  • The breaker keeps tripping.

A heating element that has shorted to ground, or a wiring fault, can trip the breaker. Repeated resets are not a fix.

  • The water is scalding hot.

A stuck thermostat can let the water overheat, which is a safety problem as well as a comfort one.

  • You hear sizzling or rumbling when it heats.

Scale coating the elements makes water boil against them and gets noisy.

  • Seeing one of these?

Call and describe it. A technician will tell you what to expect.

What happens during an electric water heater repair visit

  1. Power and safety check

We isolate power, confirm the circuit and check for water near electrical parts.

  2. Electrical testing

We test both elements, both thermostats and the high-limit with a meter instead of guessing.

  3. Written estimate

You see the repair options and cost before we replace anything.

  4. Repair and heat cycle

We replace the failed parts, refill and restore power, and confirm the heater reaches and holds temperature.

Repair or replace an electric water heater?

Elements and thermostats are usually modest repairs compared with replacing the whole unit, so a sound tank is normally worth repairing. Age and tank condition decide it, and we cover the numbers in repair vs replacement.

Questions about electric water heater repair

Still have a question? Call and ask a technician directly.

Do you need a permit to replace an electric water heater?

Usually yes. Replacing the whole unit generally needs a plumbing permit, and a change to the circuit can add an electrical permit. A repair such as a new element or thermostat generally does not. Read our guide to water heater permits in Washington.

Why does my electric water heater keep tripping the breaker?

A shorted heating element is the most common cause. Resetting the breaker again and again is not a fix and can be a safety risk, so the unit should be tested.

Should I press the red reset button?

Many electric heaters have a red high-limit reset behind the upper access panel. It sits next to live electrical parts, so it is best left to a professional, and if it trips again a component is failing.

How do I tell whether the upper or lower element failed?

No hot water at all usually points to the upper element or thermostat. Hot water that runs out quickly usually points to the lower element. A meter test confirms it.

Is a heat pump water heater the same as an electric one?

It is electric, but it works differently and fails differently. See our heat pump water heater repair page for those units.
