Leaking Water Heater Repair in Lake Stevens, WA

A leaking water heater is repairable when the water comes from a fitting, valve or connection, but not when it comes from the tank itself. A technician finds the source, stops the leak, and tells you honestly whether the tank has reached the end of its life.

What to do right now

Shut the cold water supply valve at the heater. Turn the breaker off for an electric unit, or set a gas unit's control to off or pilot. If there is standing water near outlets or the breaker panel, do not wade in; call us or an electrician first.

Where water heater leaks come from

  • Water pooling under or around the base.

It may be a drain valve, a connection or the tank. Find the source before deciding anything.

  • Dripping from the T&P valve discharge pipe.

The temperature and pressure relief valve opens to relieve excess pressure or heat. Dripping can mean a worn valve, high water pressure or thermal expansion.

  • Damp or corroded fittings on the top pipes.

Connections and shutoff valves are the most common and most repairable leak points.

  • Rust streaks or wet insulation on the tank.

Moisture on the shell itself suggests the tank is failing.

  • Hissing or steam near the unit.

Water dripping onto a burner or element, or a relief valve discharging hot water, needs quick attention.

  • Seeing one of these?

Call and describe it. A technician will tell you what to expect.

What happens during a water heater leak repair

  1. Make it safe

We shut off water and power or gas and contain the water.

  2. Trace the source

We dry the unit and follow the water to where it starts, since the wet spot is often not the leak.

  3. Straight answer

If it is a fitting or valve, you get a repair estimate. If it is the tank, you get replacement options.

  4. Fix and test

We complete the repair, refill, and check for drips under working pressure and temperature.

When a leaking water heater must be replaced

A leak through the tank shell cannot be patched safely, and replacing the heater is the fix. If the leak turns out to be a fitting or valve on a healthy tank, repair is normally the right call. Details are in repair vs replacement.

Questions about water heater leak repair

Still have a question? Call and ask a technician directly.

Why is my water heater leaking from the bottom?

Common sources are the drain valve, a fitting at the top running down the side, the relief valve discharge, condensation or a corroded tank. Shut off power or gas and the cold water supply first. Our guide to a water heater leaking from the bottom explains how to find the source.

Is a leaking water heater an emergency?

A slow drip from a fitting is urgent but manageable. Water coming from the tank body, or a lot of water, is an emergency: shut off the water and power or gas and call right away.

Why is my T&P valve dripping?

The valve is a safety device that opens for excess pressure or temperature. Dripping can be a worn valve, high water pressure or thermal expansion. It should never be capped or plugged.

Can you fix a hole in the tank?

No. A tank that leaks through the shell cannot be patched safely, and replacement is the fix.

How can I tell condensation from a leak?

Condensation appears as moisture on cold pipes or a cold tank and does not keep growing. A true leak keeps producing water. If you are unsure, a technician can check in minutes.
